Transaction Based Service... What is Transaction Based Services/Business Broker?

A Transaction Business Broker provides an alternative to the traditional Business Broker. In the past, there has only been two ways to buy or sell a business and that was going it alone which is risky or use a full service Business Broker. The Broker charges a commission referred as the "Success Fee" for helping you sell or buy a business. The success fee is usually 10-12% of the actual sales price of the business with a minimum success fee pre-established up-front usually 10-12 thousand dollars.

A transaction broker such as San Diego Restaurant Brokers offer their services based on the buyer and seller’s needs. Transaction services are based on a flat fee for the service provided rather than a percentage of the sale. The transaction broker can best be described as a licensed Broker who assists the seller and/or buyer in the purchase or sale of businesses.

Transaction brokers can represent either the Buyer or Seller or represent both as a dual agent in either the sale or purchase of a business. Some of the most common transaction tasks that Transaction Brokers offer on a fixed fee are:

  • Create Restaurant Searches based on the Buyers Criteria.
  • Assist the Buyer in establishing a fair market purchase offer on a restaurant.
  • Assist the Seller in establishing a most probable selling price for their restaurant.
  • Help the Buyer and/or the Seller assess the actual business straights and weakness.
  • Write a comprehensive outline of your business for sale referred to as the Selling Memo/Listing Advertisement.
  • Provide a solid Restaurant Marketing Plan to attract qualified Buyers.
  • Conduct specific Buyer searches including pre-screening and qualifying the buyers.
  • Prepare the Buyers letter of offer and/or purchase agreement.
  • Coordinate negotiations and provide deal structuring advice.
  • Coordinate and handle communications between the buyer and seller.
  • Provide deal management to guide the Buyer and Seller through the entire process.
  • Open Escrow and help the Buyer and Seller to fulfill the conditions of the contract.
  • Provide the catalyst and buffer between the Buyer and the Seller to achieve a win for both parties.

One of the best services we offer is you only pay for the service you want!
